Marketing & Advertising – We list your property on Daft.ie, quinnproperty.com, and  local platforms. 

Accompanied Viewings – Flexible appointments, including evenings and weekends. 

Tenant Referencing – Comprehensive background, employment, and  documentation checks. 

Tenancy Agreements – Professionally drafted to meet all current legal requirements.

Rent Collection – Full management of ongoing payments and arrears. 

Deposit Registration – Managed in accordance with Residential Tenancies Board  (RTB) regulations. 

Property Inspections & Maintenance – Regular inspections with detailed reports and  issue resolution. 

End of Tenancy Management – Check-out process, key return, and deposit  reconciliation. 

Free property valuation and assessment, with tailored advice on improving market  appeal. 

Professional property listing with photography on Daft.ie and quinnproperty.com. 

Coordination of additional advertising (e.g. newspapers) – budget agreed in  advance.

Management Fees The Let & Management Fee is 8% of monthly rental income, with a reduced letting fee of  75% of the first month’s rent + Vat. This covers all services listed above.

Our Let-Only Rental Service is ideal for landlords who want to take the hassle out of  renting their property while maintaining control over the ongoing management.

Free Property Valuation & Assessment- We’ll assess your property and advise on  improvements to attract quality tenants and maximise rental potential. 

Online Advertising- Your property will be professionally listed with photos on Daft.ie,  MyHome.ie, and QuinnProperty.com. 

Optional External Advertising- Additional advertising (e.g. newspapers or third-party  platforms) can be arranged at the landlord’s expense, subject to prior agreement. 

Photographic Inventory & Contents List- We provide a detailed photographic  inventory and contents list to document the property’s condition. 

Accompanied Viewings- All viewings are personally conducted by an experienced  staff member. 

Tenant Screening- We verify landlord and employer references to ensure trustworthy  tenants. 

Rent & Deposit Collection- We collect the security deposit and first month’s rent  from the tenant prior to move-in. 

Fixed-Term Lease Agreement- We draft and manage the signing of a legally  compliant tenancy agreement. 

Utility Transfers – We arrange electricity and gas accounts to be transferred into the  tenant’s name.

Standing Order Setup – We set up a standing order to ensure prompt monthly rent  payments. 

RTB Registration – We complete and submit the RTB registration form on your behalf. A €40 RTB fee will be deducted from the first month’s rent. 

Our letting fee is 75% of the first month’s rent (subject to VAT). This fee will be deducted  from the rent and security deposit received from the tenant.
