Our Let-Only Rental Service is perfect for landlords who wish to take the hassle out of renting their property. Letting property has been at the heart of our business since its inception and we fully understand the complexities and obstacles involved. Sourcing of quality tenants is of the utmost importance. We use an internal database that automatically matches your property with waiting prospective applicants. We also request all interested prospective tenants to fill out a Tenant Application Form along with photographic I.D, which enables us to establish and carry out both Rental and Employment reference checks.
All viewings will be accompanied by an experienced member of staff, who will meet prospective tenants at an agreed time. We also hold evening and weekend viewings to cater for all individuals.
We will keep you updated regularly throughout the rental process. Once we have sourced interested prospective tenants, we will notify you with recommendations and let you have final say in the choosing of the tenant for your property.
We work off a 'No Let - No Fee' basis, however we have a proven track record of a fast and successful letting service.
Our Let-Only Rental Service package consists of the following:
- Free Rental Assessment
This comprises of an inspection to analyse aspects of the rental property including location, size, condition, etc. This information aids us in advising you on the potential monthly rental income.
- Effective Marketing
We ensure that your property is advertised with high quality photographs on all the main property marketing portals, including our own company website. - Convenient Viewings
One of our experienced members of staff will attend all viewings. We also hold evening and weekend viewings to accommodate all potential tenants as required.
- Property Inventory
Potentially save thousands of euro on possible refurbishment costs with a detailed inventory report. We will note a list of furniture and fittings for inclusion in the lease agreement, which is designed to minimise end of tenancy property condition disputes.
- Analysis of Tenant Information
All interested potential tenants must complete the standard Tenant Application Form. This provides us with all the information necessary to complete Rental and Employment reference checks.
- Collection of Deposit and Organisation of Funds
An agreed deposit will be required for all rental properties. We will liaise with the successful tenant in the collection of the deposit monies. We will also aid in the arranging of the transfer of the monthly rental amount.
- Signing of Leases and Legal Documentation
One of our licensed property managers will oversee the signing of the in-house standard legal leases and all associated legal documentation.
- Residential Tenancy Agreement
Registration with the Residential Tenancies Board is a requirement for all landlords and we will fill out all information on the registration form as required. - Transferal of Utilities
Liaising with utilities companies can be a headache, so we do it all for you. We transfer the electrical and gas utilities for the rental property to the successful tenant.
- Landlord Rental Pack
We complete our Let-Only service by providing you with a comprehensive Landlord Rental Pack which includes all the documentation and details you may require. We then hand over the property to you, the landlord, to manage and deal directly with the tenants on all matters.
